Location:
Located on the banks of the Humber Estuary on the East Coast of England, North Lincolnshire provides a home for over 160,000 people and nearly 6,000 businesses.

North Lincolnshire is predominately a rural area covering some 85,000 hectares. Its natural landscapes are complemented by the area’s settlements of attractive market towns surrounded by many small villages. In its centre is the urban heart of Scunthorpe. With a population of just over 70,000, the Scunthorpe urban area provides North Lincolnshire with a sub-regional centre that is the focus for education, retailing and leisure.

Transportation Services:
North Lincolnshire’s central UK location and extensive transport infrastructure has established the area as a global gateway for logistics and distribution. This unique position provides businesses’ with a major competitive advantage. Major investment has provided excellent motorway networks, allowing fast access to a potential market of 40 million UK customers and suppliers within a four-hour drive. The free flowing M180 and M18 motorways connect North Lincolnshire to the M62 Trans-Pennine east/west route and the A1 and M1 north-south routes.


Proximity to the UK’s largest ports complex - the Humber Ports - are key nodes on the North European Trade Axis linking Ireland to the Netherlands, Germany, Poland and the Baltic States. The complex handles in excess of 91 million tonnes of cargo a year, the largest single share in the UK. Deep-sea facilities allow the landing of cargoes 24 hours a day. Fast overnight crossings mean hauliers can drive into the heart of mainland Europe within their time allowance. For importers 75% of the UK’s manufacturing capacity can be accessed within a four-hour drive.

The local rail freight terminal for the Channel Tunnel is only 20 miles away allowing excellent rail access to mainland Europe. Normanby Enterprise Park and Humber Bridge Industrial Estate offer the opportunity of direct rail connections.

Within North Lincolnshire is Humberside Airport, an international airport that provides tourist and business flights, as well as the handling of air freight services for the effective distribution and handling of cargo. The airport is one of the fastest growing regional airports in the UK, carrying 500,000 passengers per year. The airport is also home to the region’s first Perishables Hub. This state-of-the-art cold storage facility provides global and regional businesses with airside storage facilities.

Close by is the Robin Hood Doncaster Sheffield Airport, whilst a further three international airports are within a 2-hour drive at Manchester, Leeds/Bradford and East Midlands.


Assisted Area:
Within certain parts of the North Lincolnshire companies may be eligible for Grant for Business Investment. This is a discretionary capital grant designed for businesses of all sizes that are looking to invest but need financial help to go ahead.

A variety of ‘top up’ loan finance is available to enable businesses to facilitate projects as is equity finance through UK Steel Enterprise and other providers including 3i and Yorkshire Company Services.

Major Business Parks:

Normanby Enterprise Park, Scunthorpe - the area’s most prestigious business location offering fully serviced sites. The enterprise park has been masterplanned to create a quality environment with low plot density, consistency of buildings and soft landscaping. Outline planning permission for B1 (offices, light industry), B2 (general industrial) and B8 (distribution).

Foxhills Industrial Estate, Scunthorpe - this site is a former enterprise zone and as such successfully attracted and retained a variety of large multi-national occupiers. They in turn have ensured the continued viability and attraction of this popular site. The industrial estate lies within a Tier 3 Assisted Area.

South Park Industrial Estate, Scunthorpe - an established and attractive industrial estate to the south of Scunthorpe, which is undergoing a comprehensive scheme of landscaping and improvements in order to enhance its physical appearance further.

Humber Bridge Industrial Estate, Barton upon Humber - the site is allocated for office, light and general industrial, warehousing and distribution use (B1, B2 and B8), but all uses are subject to planning permission. All mains services are available.

South Humber Bank, Killingholme - a natural base for the chemicals, biofuels, ports/distribution and food manufacturing sectors with unparalleled access to the Humber Ports. ConocoPhillips has already taken advantage of the strategic site and commissioned a combined heat and power plant.

Major Industries in the Area:

The area is particularly attractive to the food, chemical, renewable energy, engineering, metals and manufacturing sectors due to existing supply chains, expertise and infrastructure.

The food and drink industry covers the whole food chain from agriculture to manufacturing, processing and retail distribution.

Renewable energy is ideally placed on the South Humber Bank with good transport links and access to the appropriate feed stocks - grown locally and imported. Helius Energy plc and Drax have both secured sites for renewable energy power stations, and Greenergy Biofuels Ltd has recently completed a £13.5 million biodiesel production plant at Immingham.

The chemical and allied industry benefit from CATCH (Centre for the Assessment of Technical Competence Humber), the first of its kind in the country to open. The centre undertakes competency assessments, upskilling and has the potential to assist companies with emergency shutdown and response procedures, certification, licensing and safety passports.

Each cluster has proactive networking opportunities, training, specialist support companies and experienced employees. In addition, the two local colleges are recognised nationally as centres of excellence with valuable links to the business community.

  • Kimberly-Clark - EU headquarters for nappy manufacture, employing approximately 500 people
  • Corus – Indian global steel producer owned by the TATA Group employing approximately 2,500 people
  • Nisa-Today’s - the largest buyer and distributor for retail and wholesale companies in the UK. It recently developed a 625 sq ft ambient warehouse and head office on Normanby Enterprise Park in Scunthorpe.
